Stop comparing headline ₹/sq.ft

The rate on a price list is the base rate on super built-up area. It is the beginning of the calculation, not the end, and the additions are rarely presented together.

Floor rise. Typically ₹25–₹75 per sq.ft per floor above a base floor. On the 18th floor of a tower with a ₹40 rise, that is ₹720 per sq.ft on top of the quoted rate — a 7% increase on a ₹10,000 base that appears nowhere in the headline.

Preferential location charges. Corner units, park-facing units and units away from the service core carry a premium, usually 2–6% of the base.

Car parking. Increasingly quoted separately, ₹3–₹12 lakh per bay depending on the city and whether it is covered, stacked or basement.

Club membership and maintenance corpus. One-time charges, frequently ₹2–₹6 lakh combined on a mid-premium project, plus an advance maintenance deposit of twelve to twenty-four months.

Statutory. GST at 5% without input credit on under-construction inventory, stamp duty and registration at 5–7% depending on the state, and legal charges.

Assembled, these routinely add 18–25% to the base price. The only defensible comparison between two projects is all-in cost divided by carpet area. Everything else is marketing arithmetic.
