The loading factor is the only number most listings hide

Two 3 BHKs quoted at the same price can differ by 300 sq.ft of usable space. Here is how to read the gap.

Every apartment in India is sold on super built-up area and lived in on carpet area. The ratio between the two is the loading factor, and it is the single most consequential number in a listing that almost no portal prints.

A 1,400 sq.ft super built-up 3 BHK at a 1.25× loading gives you 1,120 sq.ft of carpet. The same 1,400 sq.ft at 1.55× gives you 903 sq.ft. That is a bedroom's worth of difference, at an identical headline price and an identical ₹/sq.ft.

Loading is not inherently bad. It pays for corridors, lift lobbies, staircases, the clubhouse and the amenity deck. A tower with generous common areas and a real clubhouse will always load higher than a bare walk-up. The question is not whether loading exists but whether you are being told what it is before you pay for it.

What to ask for. Insist on the carpet area figure in writing, as defined under RERA — the net usable floor area within the walls, excluding the external walls, the shaft, the balcony and the open terrace. That definition is statutory, so a builder quoting a different carpet number is quoting something else.

Where the line sits. Across the projects on this platform, apartment loading clusters between 1.28× and 1.42×. Above 1.45× we flag the configuration in the interface, because at that point more than three of every ten rupees is buying common area. Below 1.25× is unusual and normally means the project is light on amenities — which may be exactly what you want.

The cheapest way to use this number is comparatively. Put two shortlisted projects side by side, divide the total price by the carpet area rather than the super built-up area, and see which one moves. That figure — the real rate on space you can stand in — is the one worth negotiating against.
